Roof replacement
A replacement is a tear-off to the deck, not a layer over the old roof. The deck underneath is the one thing nobody can price from the kerb, and the one thing that can still change a figure after it is signed. Squares, material and sheathing account for almost all of the spread.

01Can a new roof go over the old one?
On some houses it can, and we do not do it. A layer-over hides the deck, which is where the next leak starts, and it shortens the life of whatever goes on top.
02How long does a replacement take?
A day or two of crew time on an ordinary house. Weather sets the start date far more than the size of the roof does.
03What can change the number after I sign?
The deck, and nothing else. Sheathing is priced per sheet on the sheet you signed, so any change shows as an extra line with a quantity against it.
